In today's times, when people decide to purchase a new plot of land, their primary focus lies on factors such as location, surrounding amenities, and essential necessities like roads, markets, schools, and hospitals.

Experts in Vastu Shastra believe that when purchasing a plot, one should pay special attention not only to physical amenities but also to Vastu principles. It is said that if the selection of land is made in accordance with Vastu principles, it fosters the circulation of positive energy within the home, thereby ensuring the continued presence of happiness, peace, and prosperity within the family.

Astrologer Pandit Deeplal Jaipuri of Ambala explains that, according to Vastu Shastra, a plot facing North, East, or the North-East (known as the *Ishan* corner) is considered the most auspicious. This is because these directions are regarded as symbols of wealth, knowledge, and progress. According to him, such plots are believed to facilitate advancement in life and foster financial stability.

He further noted that the shape of a plot is also considered to be of paramount importance in Vastu; consequently, square and rectangular plots are deemed the most excellent choices. These shapes symbolize balance and stability. Conversely, triangular, oval, or irregularly shaped plots with cut corners are not considered suitable from a Vastu perspective.

Astrologer Pandit Deeplal Jaipuri states that a plot is considered particularly inauspicious if its North-Eastern corner is truncated or cut off. He also advises paying close attention to the slope of the land, as Vastu dictates that the gradient of a plot should ideally incline towards the North or East. Conversely, having the South-Western section of the plot at a higher elevation is considered auspicious. This configuration is believed to enhance the flow of positive energy. Furthermore, fertile soil—specifically red, yellow, or brown soil with a slight moisture content—is considered favorable for construction, whereas sandy or barren land is regarded as less auspicious.

He added that, according to Vastu Shastra, having a road situated to the North or East of a plot is considered beneficial. This is viewed as a positive omen for business success, enhanced reputation, and an increase in good fortune. Conversely, it is considered inauspicious if a large electric pole, a massive *Peepal* or Banyan tree, or the shadow of a temple or hospital falls directly upon the plot.

He explained that plots situated at a T-junction are considered inauspicious in Vastu. It is believed that at such locations, the energy flowing from the road directly collides with the building, which can lead to increased mental stress and instability. Furthermore, Vastu Shastra advises against undertaking construction on land situated in the vicinity of a cremation ground or cemetery. He notes that purchasing a plot constitutes a significant investment in one's life; therefore, by paying attention to aspects such as direction, shape, slope, and the surrounding environment, one can make a more balanced and prudent decision.
