Need a home loan to build your own house? Find out what your salary should be..

If you are dreaming of building your own home and are planning to take out a loan for it, there is good news for you. The State Bank of India (SBI) offers home loan facilities to its customers, subject to certain conditions. To obtain a home loan, it is essential that the property documents are accurate and valid. The loan amount granted to a customer is determined based on their income and repayment capacity.

Additionally, the bank requires a minimum CIBIL score of 750 or higher. It is also mandatory for the customer to have an Income Tax Return (ITR) reflecting an annual income of at least ₹3.30 lakh. The bank grants loan approval only after verifying all these conditions and documents.

Challenges for those with lower salaries
Sudhanshu Bhardwaj, a field officer at the State Bank of India, explained that anyone seeking a loan to build a home must have clear property documentation. A good CIBIL score and sufficient income are crucial. He noted that loan eligibility is determined by the customer's income; since income levels vary, eligibility also differs from person to person. A CIBIL score above 675 is mandatory for a loan. The bank requires a minimum annual income of ₹3 lakh, which must be substantiated through ITR filings or Form 16.

Difficulty for those earning around ₹10,000
He mentioned that individuals with a monthly salary of around ₹10,000 to ₹20,000 are less likely to secure a loan, as they fail to meet the bank's minimum income requirement. An individual with an annual income of ₹3 lakh may be eligible for a home loan of approximately ₹10 lakh. He added that the interest rate is also dependent on the borrower's income.

Currently, the bank's interest rates range from a minimum of 7.40% to a maximum of around 8.5%. To apply, customers must provide proof of income, verification from their employer, and property documents. Once all these documents are completed and verified, you are granted a loan, which enables you to build your home and fulfill your dream of homeownership.
