PMAY-Urban 2.0 Updates: The Ministry of Housing and Urban Affairs has released a major update regarding the Pradhan Mantri Awas Yojana-Urban (PMAY-U) 2.0, which was launched with the aim of providing permanent houses to homeless and needy families in urban areas. According to government data, 18.77 lakh houses have been approved under this scheme so far.

This scheme not only provides financial assistance for constructing or purchasing a home but also offers a substantial interest subsidy on home loans. Let us look at the eligibility criteria, income limits, and the four key components of this scheme in detail.

PMAY-U 2.0: Who can avail the benefits?

PMAY-U 2.0 covers families belonging to the Economically Weaker Section (EWS), Low-Income Group (LIG), and Middle-Income Group (MIG) in urban areas.

Families with an annual income of up to ₹9 lakh are eligible to apply under the various components of this scheme. The applicant family must not already own a permanent house anywhere in the country. Eligibility is determined based on family income, the type of property, and the terms of the loan sought.

4 Key Components of the Scheme

The scheme is divided into four distinct categories to provide assistance tailored to the needs of each segment:

Beneficiary-Led Construction (BLC): Under this component, eligible families who own land can receive government financial assistance to construct their own permanent houses.

Affordable Housing in Partnership (AHP): Subsidies and assistance are provided for purchasing affordable houses built under approved private and government projects.

Affordable Rental Housing (ARH): Houses are made available to urban migrants and the poor at affordable rental rates.

Interest Subsidy Scheme (ISS): Individuals wishing to build or purchase a home using a home loan receive a direct subsidy from the government on the loan interest. Priority for Women and Marginalized Sections

The government has placed special emphasis on women's empowerment and marginalized groups under PMAY-U 2.0. Out of the 18.77 lakh sanctioned houses, 17.19 lakh (approximately 92%) have been allotted to women, either individually or jointly.

Senior Citizens: 1.80 lakh houses
OBC: 8.22 lakh houses
Scheduled Castes (SC): 3.25 lakh houses
Scheduled Tribes (ST): 1.02 lakh houses
Over 1.25 Crore Houses Sanctioned in Total

Combining the first phase of PMAY-U and PMAY-U 2.0, the government has sanctioned over 1.25 crore houses to date. Of these, more than 1 crore *pucca* (permanent) houses have been completed and handed over to the beneficiaries.
